Howard County vs Anne Arundel: What That $140,850 Gap Actually Buys You

"We can stretch and get into Howard. Should we?"

I get that question a lot right now, and the honest answer is that it depends on one thing most people never think about. Not schools. Not the commute. Whether you can afford to be wrong.

Here is the gap we are talking about. Howard County's June median was $675,850. Anne Arundel's was $535,000. Same metro. Same commute radius for a lot of jobs. $140,850 apart.

Kelly and I write offers in both counties. We have watched buyers agonize over this pick and then land somewhere that made no real difference to their life. We have also watched it matter a lot. Three things happened recently that changed which one it is.

What $140,850 actually costs you every month

Start with the payment, because that is the part you live with.

On the same loan terms, $140,000 more in price is a meaningfully bigger monthly payment and a meaningfully bigger down payment. I am not going to quote you a rate. Rates move daily, and whatever I put here would be wrong by the time you read it.

But here is what I can say without guessing. In Anne Arundel, that gap is real money you get to hold instead of borrow. Down payment. Renovation budget. Or just not being so stretched that a water heater ruins your year.

In Howard, you are buying into an institution. That is the trade. And recently, Howard fed that pipeline again.

Howard County just locked in a high school site in Elkridge

On July 29, the county council passed two resolutions. Both unanimous, both bipartisan.

The first endorsed Elkridge as a sustainable community. The second conveyed roughly 48.635 acres at Troy Park to the Board of Education for a future high school, number 14, in Elkridge.

Here is the part that matters. There is a deed restriction on it. If the land is not used for a public school, it reverts back to the county. Not to a developer. Not to a data center.

That is a real commitment, not a wish list item.

The land swap was complicated. Program Open Space money was involved, so the county had to place an easement on an equivalent 48 acres. They pulled that off by buying Camp Ilchester from the Girl Scouts of Central Maryland, some old Washington Road properties, and a parcel on Lawyers Hill.

There is more coming in Elkridge too. A community center and 50 plus center, roughly 70,000 square feet, with a new Howard County police satellite station inside it. Groundbreaking is described as coming weeks, with completion around the end of 2028 or early 2029.

Bottom line: school capacity is the single most common reason buyers in Howard County end up in a bidding war. A named site with a reversion clause written into the deed is a signal that capacity is actually coming, not just being discussed.

Anne Arundel just got state money aimed at Glen Burnie

On July 2, the county announced that the Cromwell light rail station in Glen Burnie received the state transit-oriented development designation. The state transportation department and the Maryland Sustainable Growth Subcabinet both signed off.

It fulfills an action item from the Region 1 Plan that was adopted back in May. So it was not a surprise. It was a plan hitting a milestone.

What the designation actually comes with is the part you should care about:

That puts Cromwell in the same program as Odenton, Annapolis Junction, and North Bethesda's Pike & Rose. That last one is the reference point most people know. A transit district that actually got built.

County Executive Steuart Pittman said the designation will help curb sprawl and transform the area around the transit with housing, businesses, and safe walkability. Councilwoman Allison Pickard called it a chance to reimagine the area as a walkable, mixed use destination.

Those are goals, not deliverables. And the acreage of the TOD area was not stated in the announcement, which is a small thing worth noticing.

One thing that cuts against Anne Arundel

On July 23, it was reported that Ciena is relocating its corporate offices out of the BWI area in Anne Arundel to 8150 Maple Lawn Boulevard in Fulton, which is Howard County.

28,132 square feet on the third floor of a new three story, 86,000 square foot building. About 160 employees moving this summer. The functions moving are accounting, finance, IT, human resources, marketing, and supply chain.

What drove it? An expiring lease.

160 jobs are not going to move a county median. Nobody should pretend otherwise. But the direction matters. If you commute from Glen Burnie to BWI and you assume your job stays put, that assumption is worth checking. Leases expire and companies follow the town.

Where both counties sit on Maryland's ladder

Numbers alone are hard to feel. Here is the whole board, so you can see where each county actually lands.

Look at where Howard sits. Essentially at Montgomery County pricing. When people say Howard is expensive, that is what they mean. It is a Washington suburb price inside a Baltimore metro county.

And Anne Arundel sits closer to Frederick than it does to Howard. That is a genuinely different budget bracket, not a rounding difference.

These figures reflect the data available as of this post. Check current numbers before you act on them.

So which one

Here is how I actually frame it for people.

Howard is a purchase. Anne Arundel is a bet.

In Howard, you pay today for something that has already been delivered, with more signed and funded on the way. In Anne Arundel, you pay less today for something that may get delivered.

So the real question is the personal one. Can you afford to be wrong?

If the Glen Burnie transformation takes twelve years instead of five, the buyer who paid $140,000 less is still fine. They have the money. They were never counting on it.

If the Howard pipeline keeps compounding, the buyer who stretched still holds the asset that is easiest to sell later.

Choose Howard if your decision is dominated by school capacity and you can carry the payment without stretching thin. That is what the July 29 vote is about. It also fits if you have a mixed commute household, with some people heading to DC and others to Baltimore.

Choose Anne Arundel if you want $140,000 of flexibility and you are comfortable being early on a transit corridor instead of buying into a mature one. It also fits if you want the water. Anne Arundel has a lot of water privileged communities, and with transit coming, they get more accessible than they have been.

Do not skip Carroll County

If the gap is more of a problem than the location preference, take it one county over and look hard at Carroll.

The commute runs a little longer. But you get a lot of the same amenities, and you get more house and more land for your money. It costs less than either of these two.

On schools, do not take my word or anyone else's. Pull the data for the specific district you are considering and look at it yourself. That is true in every county on this list.

The thing I want you to take from this

The number is the beginning of the analysis. It is never the end.

A median tells you what one house sold for in the middle of a stack of sales. It does not tell you what got approved on July 29, or what money got opened up on July 2, or whose lease is expiring next year.

If you are picking a county off a single online median, you are making one of the biggest decisions of your life on the least useful number available.

Why is Howard County so much more expensive than Anne Arundel?
